Rental Criteria

Identification

All applicants must provide a legible Copy of a current photo I.D. for anyone 18 yrs. or older along with their completed application. (Driver's license or other government issued photo identification card is acceptable.)

Complete the Application Form

The application must be filled out completely and signed before it can be processed. Missing information will delay the processing of your application, as will missing signatures.

  1. Completed applications are reviewed in the order in which they are received in the office. All applicants are judged on the same standards, one person or family at a time, on a "first come first served" basis.
  2. All persons 18 years or older must submit an application with a non-refundable $40.00 application fee.
  3. Married applicants must each submit a separate application with an application fee of $40.00 each.
  4. Room Mates must apply and qualify individually.
  5. We DO NOT accept co-signers.
  6. All applications must be filled out completely and signed by the applicant.
  7. We allow 2 people per bedroom per HUD guidelines.
  8. A non-refundable application fee of $40.00 is payable to World Property Management LLC. for processing and reviewing each application at the time the application is submitted. It covers the cost of the credit report(s) and office involvement such as employment verification, landlord verification, etc.
  9. If approved, the requested deposit amount will hold the home for you and allow us to take it off the market while your lease is finalized and move-in / key turn-over is arranged. When you sign your lease agreement the Application / Security Deposit secures the property for you and advertising stops. We no longer show this unit. If you change your mind and decide not to follow through,  or move into the property on the agreed-upon date, the application deposit is non-refundable.
  10. All funds must be tendered in the form of a Cashier's Check or Money Order with a notation on the Cashier's Check or Money Order for the purpose of the payment (i.e. "Application Fee", "Application Deposit", First Month's Rent' etc.) A separate Cashier's Check or Money Order is required for each of the following fees or payments: a) "Application Fee",  b) Security Deposit, c) Rent etc. You must be a permanent employee (not temporary or probationary). If you are active duty military, you must be on an assignment that, to the best of your knowledge, will allow you to complete an initial 12 month lease.
  11. A person whose application is denied may reapply after 6 months. Applications are valid for 30 days only.

Rental History

  1. Applicants are responsible for providing verifiable information including the names, addresses and phone numbers, of Landlords with the dates of tenancy for at least the previous 3 years.
  2. Mortgage payment history will be considered if you owned rather than rented your residence during the previous 3 years. You will need to furnish Mortgage Company references and/or proof of ownership or sale.
  3. We accept Base Housing as rental history.
  4. Rental history must be verified from unbiased sources such as family or relatives. If your only rental history is from family sources, your property manager will discuss other alternatives for securing your rental.
  5. Your rental history must be free of evictions, judgments, unpaid rents and unpaid utility bills within the past 5 years.

Credit Requirements

  1. To determine satisfactory credit worthiness we obtain a report from a credit-reporting agency.
  2. Credit card records showing occasional late payments of no more than 30 to 59 days may be acceptable, provided you can justify the circumstances.
  3. If you have credit problems, we at World Property Management LLC, try to work with you. Your application may possibly be approved with a stipulation of an additional deposit, with the property owner's consent.
  4. Payments past due 60 days or more in the last 24 months may be cause for denial of application.
  5. We may deny approval if you have filed for bankruptcy or foreclosure within the past 24 months.
  6. Any bankruptcy must have been discharged at least one year previous to the date of your application.
  7. Unpaid, non-medical collections within the last 2 years may result in denial of your application.
  8. Outstanding debt to any property management or a landlord will result in denial of your application, including any judgments or collections activities.

Criminal Background Check

We conduct an authorized criminal background check on all occupants over 18 as part of the application process. The inability to obtain a complete criminal background check, any felony or serious misdemeanor charge(s) and/or conviction(s) are grounds for denial of an application. Criminal backgrounds involving violent crimes, prostitution, domestic violence and/or involving the possession of weapons or illegal substances are grounds for denial of an application. An exception may be made for type and or age of offense, Please provide details to your property manager.

Rental Criteria For Pets

Policies on domestic pets vary by properties and with the companies that insure them. We do have pet friendly locations, other owners may permit only a specific type of pet and certain owners do not permit any pets at all. Please call the office to determine the pet policy for the home for which you are applying. Usually only a maximum of two pets per house hold are permitted: (example: 2 dogs or 2 cats or 1 of each.) All pets must be licensed with current vaccinations by the applicable local municipal authority.

The following guidelines apply:

  1. Male cats must be neutered.
  2. Aggressive breeds of dogs and dogs considered mixed breeds with an aggressive line are not accepted at our residences. There could be a consideration for the aggressive type dog by the company that insures the property that you are interested in if you obtain insurance for the pet by a company that does insure aggressive breeds such as http://www.awoiponline.com/dog-liability-insurance. (World Property Management is not associated with this company)
  3. We may require you to bring the dog(s) to our office.
  4. No fish aquariums larger than 10 Gallons.
  5. Possession of poisonous, dangerous, or illegal pets, or endangered species are not accepted at our residences.
  6. All birds must be confined in cages and not allowed to reside outside of their cage.
  7. Proper insurance must be obtained and maintained for the duration of your lease.

Aggressive dog policies are not established by World Property Management LLC, this is what our Property Owner's Home Owner's Insurance Companies will not allow. If they do a property inspection (insurance companies) and find that a tenant has an aggressive dog, poisonous, dangerous or endangered pet, the Home Owner's Insurance Company may drop their coverage. Thank you for your cooperation in this matter.

Pet policies are strictly enforced, and any breach will be grounds for termination of your lease agreement at resident's expense.

  1. Residents will be evicted for misrepresenting the breed of their dog or for the possession of poisonous, dangerous, or illegal pets, or endangered species.
  2. There is a pet deposit required for each small dog or cat (under 25 pounds full grown); and one for dogs over 25 pounds full grown, with a signed Pet Agreement.
  3. Special consideration is given to Service animals, provided medical documentation is submitted.

We require a picture of each pet that will be on the property. Please provide a picture of your pet or pets with the application.

Can We Hold a Property For You?

With a security deposit on file, we can hold a property for a maximum of 15 days from approval of application or when property becomes vacant whichever is later. Rent will be charged beginning on the 16th day.

Some Reasons For Denial of Applications

  1. If you have an unpaid collection filed against you by a Property Management Company.
  2. If an unlawful detainer action or eviction has occurred within the past five (5) years.
  3. If we are unable to verify your information, we must deny the application.
  4. No Businesses operated from property. If you have a home based Business that you think we might approve please let the property manager know.
  5. If misrepresentations are found after the lease agreement is signed, the lease agreement will be terminated.

Errors & Omissions

While we make every effort to describe our rental properties accurately, changes can and do take place. Therefore our descriptions are subject to errors and omissions. Tenants should verify schools, pets, features, etc. Listings do not constitute a guarantee of the facts stated. You should personally inspect the property before signing the lease agreement!

Disclosure of Agency

World Property Management LLC agents are acting as agents for the landlord and do not represent prospective tenants. Although World Property Management LLC agents show "for lease" properties to prospective tenants, they are not acting as tenant representatives and, are working as agents of the landlord. Residential qualifying criteria are subject to change at the Landlord's discretion and without notice. Our goal is to provide our owner clients with the best possible tenants for their properties. Occupancy will be based on overall condition of credit, employment, residential and criminal history. We reserve the right to refuse to rent to anyone that we feel does not meet our qualifications.

Notice To All Applicants

Applicant or an appointed representative named by letter must physically view the property prior to submitting the application for rental.. The representative must be someone other than the showing agent. ** Due to recent advertisement scams which have been brought to our attention, we only honor market prices listed on MLS and World Property Management website, for a copy of these, please ask your property manager. We apologize for any inconvenience this may cause. COMPLETE applications will be run in the order in which they are received, back-up applications are kept but funds not spent until the previous application has been declined. If you are a "back-up" application, we will notify you prior to running your application. At some locations, NO SMOKING is permitted inside the home or garage.

Once you are approved you will be notified by phone and or email and we will schedule an appointment for you to sign the lease agreement. All Leaseholders must sign the lease agreement.

The current tenants have given notice to vacate prior to your move in day. However, be advised that their lease takes precedence and they cannot be forced to vacate except by lawful eviction. If you are concerned about which school your child will attend, please verify the schools with the school district before submitting your application, because schools get capped and boundaries may change. Applicants should satisfy any concerns regarding crime statistics and sex offenders in any area where they might consider residing. § 109.5 Policy. It is the policy of the United States to provide, within constitutional limitations, for fair housing throughout the United States. The provisions of the Fair Housing Act (42 U.S.C. 3600, et seq.) make it unlawful to discriminate in the sale, rental, and financing of housing, and in the provision of brokerage and appraisal services, because of race, color, religion, sex, handicap, familial status, or national origin. Section 804(c) of the Fair Housing Act, 42 U.S.C. 3604(c), as amended, makes it unlawful to make, print, or publish, or cause to be made, printed, or published, any notice, statement, or advertisement, with respect to the sale or rental of a dwelling, that indicates any preference, limitation, or discrimination because of race, color, religion, sex, handicap, familial status, or national origin, or an intention to make any such preference, limitation, or discrimination. However, the prohibitions of the act regarding familial status do not apply with respect to housing for older persons, as defined in section 807(b) of the act.
